Rent Your Room is a company in the pre-start phase.Rent Your Room will focus on rent intermediary for students. The idea was invented by Duco Kanij and based on his knowledge. The purpose of this report is to create a marketing plan for Rent Your Room. The problem statement is:
‘What mix of marketing tools should Rent Your Room use?’
Conclusion Result of the SWOT-analysis is that the core problem is defined. The demand for rooms without shared facilities increases. Besides, the number of international students increases. For both it is hard to find a room that fits their expectations. The current providers of rent intermediary don’t meet the student’s needs. A disadvantage is that the current rent intermediary providers already have an extensive network. Besides, there are online rental housing platforms where landlords can place their rooms for free. For a starting business with a small marketing budget and without connections in the industry it will be challenging to enter the market.
It will take time for Rent Your Room to connect with private landlords. Therefore, the advice is to start work together with rental agents who are working commissioned by landlords. Meanwhile, it is important to build relationships with private landlords. Rent Your Room therefore has to join entrepreneurs meetings The target group of Rent Your Room is:
'Men and women aged 18 to 25 who will study or are studying in Leiden. They think having their own space and the quality of the room is very important.’’
Rcommendations The marketing goal is to rent 160 rooms. In 2017. Rent Your Room will have a market share of 6%. To achieve this goal Rent Your Room has to take the following steps:
- Rent Your Room must position itself as the rent intermediary for students in Leiden, who offers the service of a broker and will find a room that fits the requirements of the students.
- The price of the service has to be €400,-.
- To connect with landlords there have to be business cards and Rent Your Room has to visit entrepreneurs meetings.
- Rent Your Room needs to collaborate with rent intermediary who work for the landlords.
- The website has to be optimalised, so students will find Rent Your Room on Google. The SEO has to be done by a SEO company. Rent Your Room has to write blogs, make vlogs, and use Facebook, this contributes the SEO of the company.
- Within the registration on the website, there has to be a question about how the customers found the website, this way the effectiveness of the marketing instruments can be measured.
- Rent Your Room must be active on Facebook. Vlogs and blogs can be placed on the Facebook wall. In addition, the advice is to do an action on Facebook. When a customer likes the page and places a picture of him with the staff of Rent Your Room (for example during the viewing), he will get a €50, discount on the bill. This will lead to interaction on the page.

- Rent Your Room has to use WhatsApp and calling the clients for communication.
- Handing out flyers is a cheap way to promote Rent Your Room. During an open day of the HS Leiden and University of Leiden the target group will be easily reached.
- Giving the café of the HS Leiden and University of Leiden some beer mats with the Rent Your Room logo, is a fun way to promote and fits the target group.
