Thesis summary
Actual developments about the financial crisis and demographic developments have put the traditional way of urban development under pressure. Because of this, urban development underwent a mass change causing models in which urban developments are calculated to be practically useless. Changes in exemplary models are demanded.
This research is performed at the company Metafoor, which is a consultancy agency on the field of spatial development and capital management. This research relates to the model “GrexManager” which is developed by Metafoor. In this research we try to answer the following question: ”Which exemplary changes should “GrexManager” undergo to have a better linkage with urban development today”.
By doing a literature research together with five exploratory interviews the first changes in urban development are being defined. By using the results of the questionnaires, which have been sent to employees of Metafoor, the effects of changes on traditional urban development models are being described. After this the link with “GrexManager” is made by having supplementary interviews with Metafoor’s employees. In combination with two interviews done with clients of GrexManager this led to a complete list with desired exemplary changes on GrexManager to let the product link to urban development these days.
The outcome of this study are seven exemplary changes for GrexManager, namely: ‘integrating the property operation model’, 'adding a risk module', 'financing arrangements add', 'allow dual use of space', 'Add plan costs scan', 'expansion consolidation opportunities' and' opportunities with the map to expand. "
There is chosen one exemplary change which is further elaborated in a conceptual model. The adjustment ' integrating property operation model ' was chosen as one of the most desired adjustments, and the principle of an integrated cash flow model is also an intellectual exercise for the employees of Metafoor. Metafoor prefers a conceptual model, which can be integrated into GrexManager at a later stage.
The integrated cash flow model is a model in which the cash flow of the urban development and property management are summed. Nowadays real estate development happens less, because one of the stakeholders makes a loss instead of a profit on the project. On the other hand, often there is made a profit on the whole project. Using this model, the process can be approached integrally and the investors’ model is also being integrated. In the management overview, the total profit can be divided in many ways, by changing the notes in the formulas. In this manner can easily be searched for the best situation for the individual parties, so that the development can start anyway. The model is suitable for municipalities, other urban develop operators, real estate developers, housing associations and investors. It is useful for all projects which are urban development and real estate, of every size and in every planning phase.
The report recommends to Metafoor to find the clues to GrexManager and then integrate the cash flow from property operation in GrexManager. It is also recommended to conduct research or integrating investors operating a desired exemplary change. In this way GrexManager can be an interesting tool also for housing associations and investors and can be varied by the three moments of making profit in the process of regional development. Besides the report recommends the remaining six exemplary changes must be integrated in GrexManager so GrexManager better connect to the area development nowadays.
